Sierra Madre at Mountain's Edge

Sierra Madre at Mountain's Edge

Home styles, prices and a short walk to Mountain's Edge Regional Park.

Sierra Madre is a gated neighborhood of about 136 single-family homes near West Gomer Road and South Cimarron Road in Mountain’s Edge, ZIP code 89178. The homes were built in 2006 and 2007, mostly three-bedroom two-stories between about 1,740 and 2,060 square feet. Recent listings and sales sit mostly between $415,000 and $460,000, and Mountain’s Edge Regional Park is about half a mile away.

Where Sierra Madre sits, and what you can walk to

Sierra Madre is in the northwest part of Mountain’s Edge, in the cluster of neighborhoods around Gomer and Cimarron. That location is the main reason to buy here. A lot of what you’d drive to from other parts of the community is a short walk from these streets.

Straight-line distances from the middle of the neighborhood:

  • Carolyn S. Reedom Elementary: about 0.2 miles.
  • William V. Wright Elementary: about 0.4 miles.
  • Paiute Park: about half a mile. Playground, basketball court and volleyball court, maintained by the master association.
  • Mountain’s Edge Regional Park: about half a mile. This is the Clark County park with the ball fields and weekend youth sports. The county owns and runs it, not the HOA.
  • Mountain’s Edge Marketplace: about 0.6 miles. Albertsons and the everyday errands on Blue Diamond Road.
  • Nathaniel Jones Park: about 0.8 miles. The dog park.
  • Exploration Peak Park: just under a mile. Splash pad, pickleball, pavilions and the hike to the top.

The paseos (the walking paths between neighborhoods) connect most of this. In October, that’s a very nice walk. In August, it’s a very nice walk at 6 a.m.

The homes

Sierra Madre was one of the first wave of Mountain’s Edge neighborhoods. An archived builder listing names Kimball Hill Homes as the builder and says sales began in January 2006. Resale listings today show years built of 2006 and 2007.

The MLS lists it as “Sierra Madre at Mountain Pass.” The homeowners association is registered as Sierra Madre at Mountains Edge Homeowners Association. Same place. If you’re setting up a search alert, use the MLS name or you’ll miss listings.

The original plan collection was small:

Plan Size Layout
Garland About 1,739 sq ft 3 bedrooms, 2 baths
Rowan About 1,920 sq ft 3 bedrooms, 2.5 baths
Saffron About 2,061 sq ft 3 bedrooms, 2.5 baths

Plan sizes from an archived new-homes listing. Current MLS listings match closely: 1,741, 1,919 and 2,010 square feet.

When FirstService Residential took over management in 2017, it described the homes as three- and four-bedroom traditional designs with a Spanish influence, a small neighborhood park and gated entries. Lots run about 3,500 square feet (0.08 acre). That’s a patio, a strip of desert landscaping and a block wall, which is normal for 2006 production homes in the southwest valley.

Some Sierra Madre homes have the primary bedroom downstairs. If you’re trying to avoid stairs, that detail is worth more than any upgrade list. Tell us early and we’ll filter for it.

What homes cost in Sierra Madre

Sierra Madre only has about 136 homes, so it doesn’t sell many in a year. Here’s everything from the last 12 months.

Closed sales, last 12 months 3
Closed prices $415,000 (1,920 sq ft, Aug 2026) · $459,500 (2,010 sq ft, Aug 2026) · $570,000 (1,741 sq ft, Mar 2026)

Active listing sizes About 1,740 to 2,010 sq ft
Mountain’s Edge median (context) About $469,500 (Aug 2026)

Las Vegas REALTORS MLS via lasvegasfindahome.com, read September 27, 2026. Mountain’s Edge median from the Nevada Real Estate Group August 2026 report.

That $570,000 sale is an outlier. It’s about $327 a square foot when everything else here runs $215 to $245. It might have had a pool, a remodel or something else going on, and we’d want to see the listing before anyone uses it to price a house. With three sales a year, one odd one can move the “average” a lot. That’s why we price homes here sale by sale.

HOA fees in Sierra Madre

Two associations, two bills.

  • Mountain’s Edge master association: $135 a quarter in 2026 (about $45 a month). Covers the upkeep of Exploration Peak, Paiute and Nathaniel Jones parks, the paseos and the common landscaping along the main roads.
  • Sierra Madre sub-association: two current listings show $70 a month, and one lists a $40 second fee. This covers the neighborhood’s own gates, private streets and small park.

Sierra Madre’s streets are private. The master association’s roadway chart lists every sub-association street in Mountain’s Edge as private except in one neighborhood, and says the sub-associations handle their own entry gates. So when a gate motor dies or the streets need a slurry seal, that’s a Sierra Madre expense, and it shows up in the reserve study you’ll see in the resale package.

Our Mountain’s Edge HOA fees page lists every neighborhood we have figures for, and the Las Vegas HOA fees guide explains why so few Las Vegas homes come without an HOA at all.

Schools: a good example of why we check every address

Here’s what the three current Sierra Madre listings are zoned for:

Listing Elementary Middle High
Home 1 William V. Wright Barry and June Gunderson Desert Oasis High
Home 2 William V. Wright Barry and June Gunderson Desert Oasis High
Home 3 Roberta C. Cartwright Wilbur and Theresa Faiss Desert Oasis High

Same neighborhood, same gate, different elementary and middle schools. Clark County School District zones by address, and new schools have opened in this area in the last few years (Gunderson Middle opened in 2021), so boundaries shift.

Check any home on CCSD’s zoning search and look up star ratings on the Nevada Report Card. We’ll do it for any address before you write an offer.

A 20-year-old house: what to ask

Sierra Madre homes turn 20 in 2026 and 2027. That’s the age when a few big items come due, often in the same couple of years.

  1. Air conditioning. Most originals have been replaced by now. If one hasn’t, budget for it. The install date is printed on the outdoor condenser.
  2. Water heater. Hard water here is rough on them. Ask the age.
  3. Roof underlayment. The concrete tile lasts. The layer under it has a shorter life, and around 20 years is when inspectors start writing it up.
  4. Windows and sliders. Original seals and tracks get tired. Stuck sliders are common and usually cheap to fix. Fogged dual-pane glass is less cheap.
  5. Block wall and stucco cracks. Hairline cracks are normal. Stair-step cracks or a leaning wall section are worth a closer look.
  6. HOA reserves. Ask how well funded the reserves are for the gates and private streets. A thin reserve fund can mean a special assessment later.

If you’re buying from California, you can join the inspection on video and have the inspector walk you through anything that looks off.

Sierra Madre or the neighborhoods next door?

Sierra Madre shares its corner of Mountain’s Edge with two neighborhoods we get asked about a lot.

  • San Gabriel is right next door, a little newer (2007 to 2012), with a similar price range and a sub-association fee in the $50s. If Sierra Madre has nothing listed, San Gabriel is the first place we’d look.
  • Collina is a few blocks south and a different animal: bigger houses, lots two to three times the size, casitas and prices from about $585,000 to over $800,000.

Yes. Sierra Madre has gated entries and private streets, and its sub-association maintains both. That’s typical for Mountain’s Edge sub-associations, which handle their own gates while the master association maintains the community parks and trails.

What are the HOA fees in Sierra Madre?

Owners pay the Mountain’s Edge master association $135 a quarter in 2026, about $45 a month, plus the Sierra Madre sub-association fee. Current MLS listings show the sub-association at about $40 to $70 a month, so confirm the exact amount on the resale package during escrow.

How much are homes in Sierra Madre?

Recent Sierra Madre listings and sales mostly fall between $415,000 and $460,000 for homes of about 1,740 to 2,060 square feet. Only three homes closed in the 12 months to September 2026, so each sale should be looked at on its own.

How old are the homes in Sierra Madre?

Sierra Madre homes were built in 2006 and 2007, so they’re about 19 to 20 years old. Original air conditioners, water heaters and roof underlayment are the items to ask about during inspection.
