San Gabriel at Mountain's Edge

San Gabriel at Mountain's Edge

What the homes are, what they sell for, and the quickest route to the 215.

San Gabriel is a gated neighborhood of two-story single-family homes in the northwest corner of Mountain’s Edge, ZIP code 89178, next door to Sierra Madre off Gomer Road and Cimarron Road. Homes were built from 2007 to about 2012 and mostly run 1,550 to 2,350 square feet. In the 12 months to September 2026, sales and listings ranged from about $399,000 to $475,000, and the combined HOA bill is about $100 a month.

No relation to the one in California

If you’re reading this from Pasadena or West Covina, yes, we know. The San Gabriel in Mountain’s Edge has nothing to do with the San Gabriel Valley. The mountains you see from the back patio are the Spring Mountains, and the freeway at the top of the street is the 215, not the 210.

It is a very normal neighborhood. Two-story stucco houses with tile roofs, two-car garages, small yards and a gate at the entrance. That’s the point. This is the kind of house people in California tell us they can’t find anymore at this price, and we hear some version of “oh my God” when we tell them what it costs.

What the homes are

San Gabriel went up in two stretches. MLS records show homes built in 2007, 2008 and 2009, and then again from 2010 to 2012. The Review-Journal reported in June 2010 that Lennar was about to open its San Gabriel community in Mountain’s Edge, which lines up with the second stretch.

Because of that history, the MLS carries San Gabriel under three different names: “San Gabriel At Mountains Edge,” “San Gabriel Mountains Edge” and “SN. GABRIEL.” If an agent’s search only uses one of them, you’ll miss listings. It’s the kind of thing that sounds small until it’s the house you wanted.

Here’s what’s typical, from the current listings:

  • Size: about 1,550 to 2,350 square feet. The 1,780 square foot three-bedroom plan shows up again and again.
  • Bedrooms: three or four, all or mostly upstairs.
  • Lots: about 2,600 to 3,500 square feet. You’ll get a patio and a little desert landscaping, not a lawn.
  • Garages: two-car.
  • Gated: yes, with private streets. Listings also mention a neighborhood park, a playground and a jogging path.

Six homes for sale at once in a neighborhood this size is a lot. With about 4.5 months of supply across Las Vegas, buyers have room to negotiate right now, and several of those listings have the same floor plan. That’s useful. When three 1,780 square foot houses are listed at three different prices, you can see exactly what the upgrades are worth.

The HOA fee stack, in real numbers

California buyers ask about HOAs before they ask about bedrooms, so here’s the whole bill.

Monthly cost Amount Source
Mountain’s Edge master association About $45 ($135 a quarter) Master association, 2026
San Gabriel sub-association About $56 (listings show $53 to $65) MLS, Sep 2026
Combined HOA About $100
Property tax, recent listings About $2,100 to $2,900 a year MLS, Sep 2026

The master fee pays for Exploration Peak Park, Paiute Park, Nathaniel Jones Park, the paseos and common landscaping. The San Gabriel fee pays for the gates, the private streets and the neighborhood’s own common areas.

One listing shows the San Gabriel fee at $90 a month. That could be a newer phase, a typo or a different billing setup. The resale package settles it. You’ll get it during escrow, and Nevada gives you five days after you receive it to cancel if something in it surprises you.

Property tax here tends to be the number that makes people from California sit up. Nevada caps the yearly increase on an owner-occupied home’s tax bill at 3%, and taxes are based on a taxable value that usually sits well below the sale price. The quickest route to the 215

This is the question we get from anyone who’ll commute. From San Gabriel:

  1. Head out the gate to Gomer Road, then north on Cimarron Road.
  2. Go west on Blue Diamond Road for about half a mile.
  3. Turn north on Durango Drive and stay on it for a little over three miles to the 215.

That’s about 4.8 miles and roughly 10 minutes off-peak. Rainbow Boulevard gets you to the 215 too, a little farther east. For I-15, Blue Diamond Road east is about 8.5 miles and 15 minutes or so.

From San Gabriel to Roughly (off-peak)
The 215 at Durango About 5 miles, 10 minutes
The Strip at Tropicana About 11 miles, 17 to 20 minutes
Downtown Summerlin About 12.5 miles, 20 minutes
Harry Reid International Airport About 20 to 25 minutes
Red Rock Canyon visitor center About 30 minutes

At 5 p.m. those times stretch. If you’re coming from the 405, you’ll still think it’s fine.

Schools that serve San Gabriel

Every current San Gabriel listing is zoned for William V. Wright Elementary (opened 2006) and Desert Oasis High School. The middle school varies: most listings show Barry and June Gunderson Middle School, one shows Kenny C. Guinn Middle School and one shows Lawrence and Heidi Canarelli Middle School.

That’s the Clark County School District zoning by address, and it’s why we check every house individually. Use CCSD’s zoning search and the Nevada Report Card for star ratings, or ask us and we’ll send both for any address.
