Home sizes, prices, HOA fees and what's within a short walk.

Collina is a gated neighborhood of about 177 larger single-family homes in the northwest part of Mountain’s Edge, ZIP code 89178, built in 2005 and 2006. Homes run about 2,300 to 3,700 square feet on lots of 0.15 to 0.20 acre, often with a three-car garage and a detached casita. Recent sales ran $679,500 to $699,900. Carolyn S. Reedom Elementary is about two blocks away, and the sub-association fee is about $40 to $50 a month.

Collina is the big-lot corner of Mountain’s Edge

Most of Mountain’s Edge is small lots. That’s the deal you make for newer houses at a regular price. Collina is the exception people ask us about when they say, “Is there anywhere out here with a real backyard?”

Here, lots run about 6,500 to 8,700 square feet. That’s two to three times what you’ll find in the neighborhoods around it, and enough for a private pool, a patio cover and some grass if you’re willing to water it. Several homes have a detached casita with its own bathroom, set off a front courtyard. People use them as guest rooms, home offices or a spot for visiting family, and a casita with its own door beats an air mattress in the loft.

The houses are bigger too. Most current listings are four-bedroom two-stories around 3,466 to 3,694 square feet, and there’s a single-story plan at about 2,320 square feet.

We’ll be straight with you about the price. Collina sells above what most of our buyers are spending. If that’s you, the neighborhoods next door have the same parks and schools for less, and we’ll show you those too.

What’s within a short walk

Collina sits in the cluster of neighborhoods near Gomer Road and Cimarron Road, which is about as close to everything as Mountain’s Edge gets. Straight-line distances from the middle of the neighborhood:

Place About
Carolyn S. Reedom Elementary 0.2 miles
Mountain’s Edge Regional Park (county park, ball fields) 0.3 miles
William V. Wright Elementary 0.5 miles

Walking to school, walking the dog to Nathaniel Jones and walking to the ball fields are all realistic from here. In summer, “realistic” means before 9 a.m.

Las Vegas REALTORS MLS via lasvegasfindahome.com (MLS subdivision “Mountains Edge-Pod 129”), read September 27, 2026. Mountain’s Edge median from the Nevada Real Estate Group August 2026 report.

A few things jump out of those numbers.

The single-story is the value play. A 2,320 square foot single-story sold for $699,900 in December 2025, and another one was listed at $585,000 in September 2026. Single-stories on big lots don’t come up often in Mountain’s Edge, and when they do, buyers who don’t want stairs find them fast.

The spread on the big two-stories is wide. $660,000 to $820,000 for homes within about 230 square feet of each other. The difference is usually the pool, the casita finish, the kitchen and the yard. You’re paying for the extras, not the square footage, and that’s where a careful look at recent sales earns its keep.

Search tip: the MLS doesn’t call it Collina. It files these homes as “Mountains Edge-Pod 129,” and some listings spell the association “Colina.” If your saved search just says Collina, it’s probably empty.

HOA fees in Collina

  • Mountain’s Edge master association: $135 a quarter in 2026, about $45 a month, for the upkeep of Exploration Peak, Paiute and Nathaniel Jones parks and the paseos.
  • Collina sub-association: about $40 to $50 a month on current listings. Collina’s streets are private, and like other Mountain’s Edge sub-associations it handles its own entry gates.

That’s about $85 to $95 a month combined. For homes this size, that’s low. Plenty of Las Vegas neighborhoods charge more than that for a gate and a pool you’ll never use. Here the pool is in your own backyard, and you’re the one paying to heat it.

Property taxes on current Collina listings run about $2,600 to $4,900 a year (MLS, September 2026). The spread mostly tracks house size, lot size and whether the home is someone’s primary residence. Nevada caps the yearly increase at 3% for an owner-occupied home and at a higher rate for rentals. Ask the Clark County Assessor or a CPA to estimate your own bill before you budget.

The schools Collina feeds

All four current Collina listings are zoned for the same three schools:

  • Carolyn S. Reedom Elementary, about two blocks from the neighborhood. It opened in 2008.
  • Barry and June Gunderson Middle School, about 0.8 miles away. It opened in 2021.
  • Desert Oasis High School.

Clark County School District zones by address and has redrawn lines here as new schools opened, so check the specific house on CCSD’s zoning search. Star ratings for each school are on the Nevada Report Card.

What to check on a big 2006 house

A larger, 20-year-old house has more of everything to wear out. None of this should scare you off. It should shape your offer.

  1. Two air conditioners. Most Collina two-stories have two systems. Ask the age of both. Replacing two at once is the expensive week.
  2. The pool. Pump, filter and heater ages, plus the plaster. A pool inspection is a separate line item and worth it.
  3. The casita. Check that it has its own AC and that it was built with the house or permitted later. A bathroom out there means another water heater or line to look at.
  4. Irrigation. Bigger yard, more drip lines and valves. Leaks show up on the Las Vegas Valley Water District bill before they show up in the yard.
  5. Roof underlayment. On a big roof, this is the largest single repair item most inspectors flag at 20 years.
  6. Orientation. A south- or west-facing backyard with a pool gets free heat all summer. It also gets the 6 p.m. sun.
