Henderson
Inspirada, Anthem and Cadence, side by side.
Henderson is Nevada’s second-largest city, with about 353,000 people (2025 estimate) on 107 square miles southeast of Las Vegas. Single-family homes sold for a median of about $540,000 in July 2026 (Las Vegas Realtors MLS). The city runs its own police, fire, water and sewer, and its property tax rate is $2.9613 per $100 of assessed value for fiscal 2026-27. Green Valley, Inspirada, Anthem, Cadence and Lake Las Vegas are all here.
Why so many Californians end up in Henderson
Henderson is the name most Californians already know, right after Summerlin. For 20 years, Matt says, “Everybody focused on Green Valley and Summerlin.” Green Valley is in Henderson, so the city’s reputation came along with it.
Then Henderson kept growing south and east. “A lot of the money went toward Anthem, and now you’ve got Inspirada and other stuff,” Matt says. Today the city has almost every kind of neighborhood a regular buyer would want: 1980s homes under big trees in Green Valley, 2010s and brand-new homes in Inspirada and Cadence, hillside homes in Anthem, and a lake. Christina’s summary of Lake Las Vegas: “It’s quiet, it’s like a small town.”
What Henderson isn’t: cheaper than the rest of the valley. The Henderson single-family median ran roughly $60,000 above the Las Vegas median in mid-2026. You’re paying a little extra for the name, the newer master plans and the city services. For a lot of our buyers, that’s worth it. For some, southwest Las Vegas gets them more house. We’ll show you both.
Henderson vs Las Vegas: what actually changes
Your mailing address might say Las Vegas even when you’re not in the City of Las Vegas, so this trips people up. Henderson is its own city with its own departments.
| City of Henderson | City of Las Vegas | Unincorporated Clark County (for example, Enterprise) | |
|---|---|---|---|
| Police | Henderson Police Department | Las Vegas Metropolitan Police | Las Vegas Metropolitan Police |
| Water and sewer | City of Henderson Department of Utility Services | Las Vegas Valley Water District | Las Vegas Valley Water District |
| Property tax rate (FY 2026-27) | $2.9613 per $100 assessed (district 500) | $3.2782 per $100 assessed (district 200) | $2.9328 per $100 assessed (district 625) |
| Power, gas | NV Energy, Southwest Gas | NV Energy, Southwest Gas | NV Energy, Southwest Gas |
| Public schools | Clark County School District | Clark County School District | Clark County School District |
Tax rates from the Clark County Treasurer’s rate-by-district tables for fiscal 2026-27. Some addresses sit in special districts with slightly different rates, and newer neighborhoods can add LID or SID assessments. Utility providers from the City of Henderson.
Trash in Henderson is Republic Services. City of Henderson Parks and Recreation runs the parks, rec centers and more than 300 miles of trails.
Buyers ask about crime. We don’t characterize neighborhoods. Henderson Police publishes its own crime maps and reports, and we’ll send you the link for any address you’re looking at.
Henderson property taxes in plain numbers
Nevada taxes homes on “taxable value,” which is the land value plus the depreciated cost to rebuild the house. That’s usually well below the price you pay. The county then assesses 35% of taxable value and applies the rate.
A made-up example: if a Henderson home’s taxable value is $300,000, the assessed value is $105,000, and at $2.9613 per $100 the yearly bill is about $3,110. On a primary residence, that bill can’t rise more than 3% a year. You have to return the Clark County Assessor’s postcard after closing to keep the 3% cap.
Two things Californians don’t expect:
- No Prop 13 reset on purchase. In Nevada, the cap generally stays with the property. Buying an existing home usually doesn’t reset the tax bill to your price the way it would in California.
- LIDs and SIDs. Some newer Henderson neighborhoods have Local or Special Improvement District assessments that paid for roads and utilities. In Henderson they’re administered through the city’s billing agent, Assessment Management Group, which can give you a payoff amount. Inspirada has them in some phases. Cadence’s developer says it has none. We check every address.

Sources: Las Vegas Realtors MLS via Nevada Real Estate Group (July 2026, updated Sep 2026); Redfin city and neighborhood market pages (month shown); Lake Las Vegas figure from Kristina Allan citing MLS (May 2026). Neighborhood medians swing month to month on small numbers of sales.
How to read it: the two Henderson medians disagree because one counts only single-family homes and the other includes condos and townhomes. Days on market are up almost everywhere. Homes in most of these areas sell for about 2% under list on average (Redfin). If you’re coming with California equity, you have room to negotiate on price, closing costs or a rate buydown.
Henderson neighborhoods under $600,000
These are the ones our buyers ask about. Each has its own guide.
- Green Valley: Henderson’s first master plan, opened in 1978. Mature trees, The District, a short airport run, and three sections: North, South and Green Valley Ranch. Matt’s words: “regular Green Valley all day long.”
- Inspirada: a master plan that opened in 2007 in the south of the city, with community pools in the parks, a base HOA of $95 a month and new homes still selling. The closest Henderson comparison to Mountain’s Edge.
- Anthem: Del Webb’s hillside master plan from 1998. Anthem Highlands for regular single-family homes, Sun City Anthem for 55+ buyers.
- Cadence: the newest big master plan in east Henderson, sales since 2014, a nearly 50-acre Central Park, a $75 master fee and a long list of builders.
- Lake Las Vegas: yes, a real lake. Matt’s line: “They’re not all castles anymore.” Condos, townhomes and production homes under $650,000 now sit next to the estates.
A couple of Henderson names you’ll see that we mostly skip: Seven Hills and MacDonald Highlands. They’re good neighborhoods. Most of what sells there is above the price range we work in.
New construction or resale?
Henderson has both, which is the main reason it’s on a California buyer’s list.
New construction is mostly in Cadence and Inspirada, plus Lake Las Vegas. Builders offer rate buydowns and closing-cost credits, and you get a warranty and nothing to fix. You also get a gravel backyard, young trees and, in some neighborhoods, an LID. Bring your own agent to the sales office. The builder’s salesperson works for the builder. Our new construction under $500K guide has the details.
Resale is mostly Green Valley, Anthem and the older parts of Inspirada. More square feet for the money in many cases, grown-in landscaping and a track record of what the street sells for. You’ll need a good inspection and a repair budget.
Schools in Henderson
Henderson’s public schools are part of the Clark County School District, which assigns schools by address. The neighborhood guides list the schools that serve each area. Henderson also has several charter campuses, including Pinecrest Academy and Coral Academy of Science campuses, and Nevada State University is in Henderson.
Check any address on CCSD’s zoning search and the school’s current star rating on the Nevada Report Card. We’ll pull both for every house you’re serious about.

Frequently asked questions about Henderson
Is it cheaper to live in Las Vegas or Henderson?
Homes usually cost more in Henderson. The Henderson single-family median was about $540,000 in July 2026, versus about $475,000 for the Las Vegas area in August 2026 (Las Vegas Realtors). Henderson’s property tax rate, $2.9613 per $100 of assessed value for fiscal 2026-27, is lower than the City of Las Vegas rate of $3.2782.
What is the property tax rate in Henderson NV?
The Clark County Treasurer lists the City of Henderson rate at $2.9613 per $100 of assessed value for fiscal 2026-27. Assessed value is 35% of the county’s taxable value, which is usually below market price. A primary residence’s bill can’t rise more than 3% a year, and some newer neighborhoods add LID or SID assessments.
What are the pros and cons of living in Henderson?
The pros: its own city services, a lower tax rate than the City of Las Vegas, master plans from 1978 through today, and Lake Mead and Sloan Canyon nearby. The cons: prices run above the valley median, summers are just as hot, and some newer neighborhoods carry LID assessments on top of HOA fees.
What are the best neighborhoods in Henderson under $600,000?
For most of our buyers, Green Valley, Green Valley Ranch, Inspirada, Anthem Highlands and Cadence. Green Valley has the lowest prices and oldest homes. Inspirada and Cadence have new construction. Sun City Anthem suits buyers 55 and older, and Lake Las Vegas has condos and production homes near the top of that range.
Does Henderson have its own water company?
Yes. The City of Henderson’s Department of Utility Services provides water and sewer to Henderson homes, instead of the Las Vegas Valley Water District that serves the City of Las Vegas and unincorporated Clark County. Power comes from NV Energy and gas from Southwest Gas.
Is Henderson part of Las Vegas?
No. Henderson is a separate city, incorporated in 1953, with its own police, fire, water and city council. It’s part of the Las Vegas Valley and Clark County, and the public schools are run by the Clark County School District.
