Anthem

Anthem

Anthem Highlands, Sun City Anthem and the country club.

Anthem is Del Webb’s master plan in the hills at the south end of Henderson, with a grand opening on October 24, 1998, and more than 5,000 acres. It holds three very different areas: Anthem Highlands for regular single-family homes (median about $545,000 in early 2026), Sun City Anthem for buyers 55 and older (7,144 single-story homes, median about $530,000 in June 2026), and the guard-gated Anthem Country Club.

About Anthem

Del Webb got Henderson’s approval for Anthem in November 1997, started selling homes in mid-1998 and opened the first golf course in April 1999. The plan called for 11,000 to 13,000 homes eventually, with parks set aside from the first phase.

Matt’s short version of how Henderson grew: the people with money moved south of Green Valley, and “a lot of the money went toward Anthem, and now you’ve got Inspirada and other stuff.” Anthem was the first big move south. That’s why it still has a reputation as the pricier part of town.

The reputation is only partly right. The medians in Anthem Highlands and Sun City Anthem both sit in the mid-$500s. The country club is the part that doesn’t.

Anthem sits up against Black Mountain and the hills along the south edge of the valley, in ZIP codes 89052 and 89044. Homes were built mostly from the late 1990s through the 2000s.

Anthem Country Club is the guard-gated golf neighborhood, with a median around $1.17 million on Homes.com, which is more than most of our buyers spend.

Anthem Highlands

Anthem Highlands is the part of Anthem that fits most of our buyers’ budgets. It’s a regular single-family neighborhood, no age limit, with homes mostly from the early 2000s (Homes.com). Revere Golf Club, with two 18-hole courses, is part of the neighborhood’s backdrop.

What homes cost:

Anthem Highlands
Median sale price About $545,000 (3 months to March 2026, Redfin)
Homes.com median sale About $530,000 (up about 1%)
Single-family median About $565,000 (Homes.com)
Homes for sale About 31
Supply About 7 months, a buyer’s market (Homes.com)

Redfin shows only 13 sales in its most recent three-month window, so treat any single median here as rough.

Seven months of supply is a lot for this valley. If you’re shopping Anthem Highlands in the fall of 2026, sellers are more open to offers.

Parks and trails. Homes.com counts more than 72 acres of parks, trails and green space. Esselmont Park has sports courts, a dog park and a splash pad. The Black Mountain and Shadow Canyon trailheads are right there for hikers. The Anthem Highlands Community Association maintains over 26 acres of trails and common areas.

HOA. Anthem Highlands has its own community association. The monthly assessment isn’t published on the association’s site.

Sun City Anthem (55+)

Sun City Anthem is Del Webb’s age-restricted community inside Anthem, for residents 55 and older. It was established in 1998 and finished by 2008. Our Sun City Anthem guide has the 2026 dues, the age rules and all three rec centers.

What’s there, according to the Sun City Anthem Community Association:

  • 7,144 single-story homes, including 227 gated homes in Pinnacle Village and 162 villa homes.
  • About 13,000 residents.
  • Three recreation centers: Anthem Center (77,000 square feet), Independence Center (31,000) and Liberty Center (22,000).
  • Five pools, three hot tubs, two fitness centers and a theater.
  • Courts for tennis, pickleball, bocce and paddle tennis.
  • More than 60 chartered clubs.

Homes sold for a median of about $529,800 in the three months to June 2026, down about 1.4% from a year earlier (Redfin), and took about 66 days to sell.

HOA dues. The dues cover the rec centers and common areas, and they’re higher than a regular Henderson HOA because of it. Sources we read disagree on the current amount.

How it compares. If you’re also weighing Sun City Summerlin, the older Del Webb community on the other side of the valley, Christina is the one to talk to.

Taxes and city services

All of Anthem is in the City of Henderson. The Clark County Treasurer lists Henderson’s rate at $2.9613 per $100 of assessed value for fiscal 2026-27, applied to 35% of the county’s taxable value. On a primary residence, the bill can’t rise more than 3% a year once you return the Assessor’s postcard.

Water and sewer come from the City of Henderson. Police and fire are Henderson PD and Henderson Fire. Anthem’s homes are mostly 18 to 28 years old, so the new-construction LID assessments you see in some newer Henderson master plans aren’t usually a factor. We still check the title report on every house.

Getting around

The Strip About 20 to 25 minutes off-peak, via the 215 and I-15

Drive times are off-peak and vary a lot by which end of Anthem you start from.

Who fits where

  • You want a regular single-family home, no age limit, near trails: Anthem Highlands.
  • You’re 55 or older and want rec centers, clubs and a single-story home: Sun City Anthem. Compare it with Sun City Summerlin before you decide.
  • You want a lower price and don’t mind an older house: look at Green Valley first.
  • You want brand-new: Inspirada or Cadence.

Before you buy in Anthem

  1. The HOA stack. Some sections have a sub-association on top of the main one. Get both numbers from the resale package.
  2. Air conditioning and water heater age. Many homes here are original-equipment age now.
  3. The roof underlayment on tile roofs from the late 1990s and early 2000s.
  4. Slope and drainage on hillside lots. Ask the inspector to look at retaining walls.
  5. Golf course lots. Nice views. Ask about stray balls and any rules for homes on the course.
  6. Sun City rules, if you’re buying there: guest stays, age requirements for other occupants, and what the dues cover.

And Matt’s advice for every neighborhood: drive the street at 10 o’clock at night before you buy.

Other Henderson neighborhoods to compare

  • Inspirada: newer homes a few miles west, with community pools and new construction.
  • Cadence: east Henderson’s newest master plan, with many builders and a $75 master fee.
