Lennar at Lake Las Vegas

Lennar at Lake Las Vegas

Lago Del Sol, The Outlook and Riviera Vista, with the fees builders mention last.

Lennar has three neighborhoods at Lake Las Vegas in Henderson, ZIP 89011. Lago Del Sol is selling now, with single-story homes in its Ridges collection from $556,785 as of September 2026. Riviera Vista is sold out, and The Outlook, which opened in 2018, now sells as resale only. Plan on the Lake Las Vegas master fee of about $153 a month, a neighborhood HOA, and often an LID on the tax bill.

These are the homes Matt means when he says, “They’re not all castles anymore.”

Lennar’s three Lake Las Vegas neighborhoods

Lennar is one of the builders that turned Lake Las Vegas from an estate community into a place a regular buyer can shop. Here’s where each of its neighborhoods stands in September 2026.

Lago Del Sol: the one selling now

Lago Del Sol is gated and split into three collections, each with its own set of floor plans. The sales office is at 1573 Luca Mountain in Henderson (702-821-4850).

  1. Ridges at Lago Del Sol: from $556,785, three to four bedrooms, about 2,126 to 2,535 square feet, single-story with a two-car garage. This is the one that fits a budget under $650,000 most easily. In September 2026, Lennar had three move-in-ready homes listed here, priced from $556,785 to $749,799.
  2. Hills at Lago Del Sol: from $609,990, three to four bedrooms, about 2,469 to 2,668 square feet. Some plans include a Next Gen suite.
  3. Falls at Lago Del Sol: from $640,990, three bedrooms, about 2,310 to 2,585 square feet. Also offers Next Gen plans.

Prices from Lennar’s Lake Las Vegas page, Sept 2026. Lennar’s promo page listed specific plans higher (Hills from $691,309 and Falls from $738,152), so the “from” price usually means the smallest plan on the least expensive lot.

What’s a Next Gen suite? It’s Lennar’s name for a home within a home: a separate suite with its own entrance, living area and kitchenette. People use them for a parent, a grown kid, or guests who stay a while. For Californians moving with family, it comes up a lot.

The RV garage question. Lennar markets RV-height garages at Lake Las Vegas. If you have a boat or a toy hauler, ask which plans and lots have them, because they’re not on every home.

Lennar also sells its homes with its Everything Included package, meaning finishes and appliances come as a set package rather than a list of upgrades. That makes pricing simpler. It also means less room to customize.

Piazza Paradiso: bigger homes, higher prices

Lennar’s Piazza Paradiso has two collections. Vita starts at $635,705 with four to five bedrooms and about 3,080 to 3,475 square feet. Serena starts at $723,857 with four to seven bedrooms and up to about 5,170 square feet. Serena is above the range we focus on, but Vita can make sense if you need space and your budget stretches to about $650,000.

Riviera Vista: sold out, resale only

Riviera Vista was the most affordable Lennar neighborhood at Lake Las Vegas. It had about 84 two-story homes, mostly four bedrooms and around 2,255 square feet, and new homes sold for roughly $477,000 to $568,000 (Homes.com). It’s sold out now, so anything you buy here is a resale.

That can work in your favor. A resale Riviera Vista home comes with the landscaping done, window coverings up and the builder’s first-year punch list handled. You also get a real sale history to compare against. Homes.com lists the HOA at $267 a month.

The Outlook: single-story on the ridge

The Outlook grand-opened in 2018. It’s an all single-story Lennar neighborhood along the golf course on a ridge inside Lake Las Vegas, with plans of about 2,320 to 2,600 square feet: the National (three bedrooms), the Royal (two bedrooms) and the Riviera Next Gen. When Lennar was selling it, homes were priced from about $587,000 to $625,000 (lakelasvegas.com).

It no longer appears on Lennar’s list of Lake Las Vegas neighborhoods for sale, so we treat it as resale only. For buyers who want one level and don’t qualify for (or don’t want) the 55+ rules at Del Webb, The Outlook is worth a look whenever a home comes up.

The costs builders mention last

A Lennar sales office will show you the base price, the incentives and the monthly mortgage payment. They’ll tell you about the HOA too, but you usually have to ask about the rest. Here’s the full stack.

  1. Lake Las Vegas master association: about $459 a quarter, or $153 a month (kallanlvre.com, Feb 2026). Every home pays it.
  2. Your neighborhood’s sub-association: covers the gates and common areas inside Lago Del Sol or your neighborhood. Local agents put most gated single-family sub-associations at Lake Las Vegas between $85 and $185 a month. Lennar doesn’t publish its dues online.
  3. The LID: many newer Lake Las Vegas lots carry a local improvement district assessment, a bond for roads and utilities, billed twice a year with your property taxes. It averages about $85 a month but varies by parcel. Ask for the parcel number and look it up with AMG, the City of Henderson’s billing agent (702-796-0082).
  4. Property tax on new construction: your first bill reflects the full taxable value of a brand-new house, since there’s no history to cap. The City of Henderson rate is $2.9613 per $100 of assessed value for fiscal 2026-27 (Clark County Treasurer); confirm the tax district for the specific lot.
  5. Transfer and setup fees: most Lake Las Vegas associations charge a transfer fee starting around $200, and some charge a capital contribution at closing. Ask for the total.

Add it up and a new Lago Del Sol home can carry roughly $240 to $420 a month in fees before property tax. That’s normal for Lake Las Vegas. It’s a lot more than most Californians expect. Our Lake Las Vegas HOA and SID fees page has a full sample budget.

Why you want your own agent at the sales office

The friendly person at the Lennar model works for Lennar. That’s not a knock on them. It’s just how builder sales work.

Here’s what a buyer’s agent does for you on a new build:

  • Gets the incentives in writing. Lennar often offers rate buydowns or closing cost help through its own lender. We compare that to what an outside lender would give you, because a lower rate sometimes comes with a higher price.
  • Reads the purchase contract. Builder contracts are written by the builder. We’ll flag the deposit terms, the construction timeline language and the arbitration clause, which many builder contracts include. If you have legal questions, talk to a Nevada real estate attorney.
  • Pushes for a third-party inspection. New homes still have issues. An independent inspector before drywall and again before closing catches things the city inspection doesn’t.
  • Picks the lot with you. Which way the backyard faces, how close you are to the gate, and whether you look at a view or a neighbor’s wall matter more than any upgrade package.

Builders usually pay the buyer’s agent from their side, as long as you register the agent on your first visit. So bring us, or call us before you walk in. We cover this in depth in our new construction under $500K guide.

A note on rates

The Freddie Mac 30-year average was 7.03% on Sept. 24, 2026. Builder lenders at Lake Las Vegas have been advertising rates below that on select homes. A buydown can save you real money every month. It can also be baked into the price. We’ll run both versions so you can see which one actually costs less over the time you plan to own the home.

Schools, services and getting around

Lago Del Sol is inside the City of Henderson, so Henderson police and fire cover it, and the city provides water and sewer. Lake Las Vegas addresses are zoned for Josh Stevens Elementary. Middle and high school assignments vary by address. Check any address on the CCSD zoning lookup and the Nevada Report Card.

From Lake Las Vegas, the Strip is about 30 to 35 minutes, Harry Reid International Airport about 25 to 30 minutes, and Lake Mead about 15 to 20 minutes, off-peak.

Other new homes nearby to compare

  • Verona: two-story homes from Taylor Morrison and Beazer, from about $491,000. Less money than Lago Del Sol, and more stairs.
  • Del Webb at Lake Las Vegas: single-story homes from $434,990 for buyers 55 and older, with a clubhouse.
  • Lake Las Vegas overview: the whole community, the lake and the Village.
