It’s one of the least expensive ways to get a new house at Lake Las Vegas.
About Verona
A quick correction first, because you’ll see it online: Verona isn’t townhomes. Every home here is a detached, two-story single-family house with a two-car garage. Some listing sites call it condos or townhomes. The builders don’t.
Verona sits near the main entrance of Lake Las Vegas, close to the Lake Las Vegas Sports Club, and some of the remaining lots look out toward the Las Vegas Strip. Taylor Morrison opened the first section with a grand opening on May 24, 2024. It was Taylor Morrison’s third neighborhood at Lake Las Vegas. Beazer Homes followed with its own Verona section, its first at Lake Las Vegas, and held a grand opening on May 9, 2026.
Being near the entrance matters more than it sounds. Some Lake Las Vegas neighborhoods sit 10 minutes of winding road inside the community from Lake Mead Parkway. Verona is closer to the way out, which shortens your trip to Costco, Henderson and the freeway.

A few details worth knowing, from Taylor Morrison’s own descriptions:
- Flexible rooms. Several plans let you turn a loft into a bedroom, or an office downstairs into a fifth bedroom. Some plans offer a downstairs primary bedroom, which is rare in a two-story at this price.
- Standard finishes. Granite kitchen counters, 42-inch upper cabinets, stainless GE appliances, a tankless water heater, 9-foot ceilings and a smart-home package with a video doorbell and smart thermostat.
- Almost gone. On Sept. 25, 2026, the Review-Journal reported Taylor Morrison expects Verona to sell out by the end of the year.
The rate offer. As Verona closes out, Taylor Morrison’s lender was advertising a 4.5% conventional rate on select homes, plus $10,000 toward closing costs, through Oct. 15, 2026. For comparison, the Freddie Mac 30-year average was 7.03% on Sept. 24, 2026. That’s a real difference in your monthly payment. It’s also a builder incentive, so compare it to what the same house would cost with an outside lender and a lower price. We’ll run both.
Beazer’s Verona
Beazer’s section is newer and smaller: 56 two-story homes with three floor plans, from about 2,252 to 2,942 square feet (Homes.com News, May 2026). Its sales office is at 120 Via Magrini (702-602-2369).
- Sedona: about 2,252 square feet, three bedrooms, 2.5 baths. From $499,990.
- Valencia: four bedrooms, three baths.
- Sequoia: five bedrooms, 3.5 baths, the largest of the three. (Same name as Taylor Morrison’s biggest plan, different builder, different house.)
Starting prices ran from just under $500,000 to $567,990 when Beazer opened in May 2026. Some plans have multi-generational options and lofts.
Because Beazer is just getting started, you’ll have more lots to pick from here than at Taylor Morrison’s section. That means better odds of getting the backyard direction and view you want.
What happened to the $470,000 prices?
If you saw Verona advertised in the $470,000s, you’re not imagining it. A Review-Journal builder feature said Taylor Morrison’s Verona prices started “in the upper $470,000s,” and at least one local agent’s site still lists Verona homes at $469,990 and $489,990. As of September 2026, the builder pages we checked start at $490,990 (Taylor Morrison) and $499,990 (Beazer). Builder prices change constantly. We’ll get you the current price sheet on the day you look.
The monthly cost at Verona
New homes at Lake Las Vegas come with a fee stack, and Verona is no exception.
- Lake Las Vegas master association: about $459 a quarter, or $153 a month (kallanlvre.com, Feb 2026).
- Verona’s HOA: NewHomeSource lists $262 a month for Taylor Morrison’s Verona. We’re checking whether that number already includes the master fee. Beazer’s dues aren’t published online yet.
- The LID: many newer Lake Las Vegas parcels carry a local improvement district assessment on the property tax bill, averaging about $85 a month and varying by parcel. Ask for the parcel number and look it up before you sign.
- Property tax: a brand-new house’s first tax bill reflects its full taxable value. On a $500,000 Henderson home, owner-occupied, expect roughly $2,600 to $3,800 a year (Nevada Real Estate Group, 2026).
So on a $500,000 Verona home, plan on something like $250 to $500 a month in HOA and LID charges combined, depending on how the $262 figure breaks down, plus property tax. We lay out a full example budget on our Lake Las Vegas HOA and SID fees page.
Schools and services
Verona is in the City of Henderson, so Henderson police and fire cover it and the city supplies water and sewer. NewHomeSource lists Josh Stevens Elementary and B. Mahlon Brown Junior High for Taylor Morrison’s Verona. CCSD zones by address and assignments can change, so check any home on the CCSD zoning lookup and the Nevada Report Card.
Who Verona fits
Californians who want a new house at the lake under about $550,000. For the money, it’s the most house you’ll find new at Lake Las Vegas right now.
People who want space. Three to six bedrooms, lofts and flex rooms. If you’re moving with family or planning on a lot of visitors from California, that matters.
Buyers who don’t mind stairs. Every home here is two-story. If you need one level, look at Lennar’s single-story Ridges at Lago Del Sol, which start in the mid $500,000s, or at Del Webb if you’re 55 or older.
Second-home buyers who want more than a condo. A MonteLago Village condo is easier to lock and leave. A Verona house gives you a garage, a yard and room for the whole family at Thanksgiving. Different trade-offs. Both work.
Who it doesn’t fit: anyone who wants a big lot, a mature tree, or a single-story home under $500,000. Our What $500K buys in Las Vegas guide shows what that budget gets across the valley if Lake Las Vegas isn’t the right match.
Before you visit the Verona sales office
- Call us first. The builder’s sales team works for the builder. Registering your own agent on the first visit usually costs you nothing, and it means someone on your side reads the contract.
- Ask about the lot premium. Strip-view and larger lots cost more than the base price.
- Ask which way the backyard faces. A west-facing yard gets the afternoon sun from June to September.
- Get the full fee list in writing: master, sub-association, LID and any capital contribution at closing.
- Plan an independent inspection, before drywall if you can and again before closing.
And Matt’s standard advice: drive the street at 10 o’clock at night before you buy. On a street that’s still under construction, you’ll learn how many of your neighbors have moved in yet.
