What Del Webb at Lake Las Vegas is

Del Webb is Pulte Group’s brand for active-adult communities. This one sits on a hillside inside Lake Las Vegas, close to Reflection Bay Golf Club. Every home is single-story, which is the whole point for a lot of buyers: no stairs now, no stairs in 20 years.

It’s a 55+ community under the federal housing-for-older-persons rules. At least one person living in each home has to be 55 or older. Anyone can buy, but the occupancy rule applies, so read the CC&Rs for the details on younger residents and long visits.

The community opened on Feb. 8, 2020 (Nevada Real Estate Group), and the clubhouse followed in 2021. Del Webb was still selling new homes in September 2026.

The spread between new and resale prices is worth a look. A resale home comes with landscaping, window coverings and a finished backyard. A new one comes with a warranty and your choice of finishes. Resale asking prices here have run higher than the closed prices, which tells you sellers have been negotiating. Four closings in a summer is a small number, so we’ll pull the actual recent sales for any home you look at.

Del Webb’s sales office is inside the community, at (702) 718-8593, open daily 9 a.m. to 5 p.m.

Amenities

The center of the community is a clubhouse of about 10,000 square feet. According to Del Webb and Nevada Real Estate Group, it includes:

  • A fitness center and multipurpose rooms, including game rooms and space for arts and crafts
  • Two pools, a lap pool and a larger one for lounging, plus a spa
  • Pickleball courts (Nevada Real Estate Group counts eight) and bocce
  • An event lawn and an outdoor fire pit
  • Walking and biking trails
  • A lifestyle director who runs clubs and events

Outside the gates, you have the rest of Lake Las Vegas: the lake, MonteLago Village, Reflection Bay Golf Club, and the Lake Las Vegas Sports Club, which is a separate membership. Lake Mead is about 15 to 20 minutes away and the Strip about 30 to 35.

HOA and LID fees at Del Webb

Del Webb homes pay three things on top of the mortgage:

  1. The Del Webb sub-association: covers the clubhouse, pools, staff, gates and common areas. The Stark Team reported $195 a month in 2022. Nevada Real Estate Group put it in the low $200s in 2026.
  2. The Lake Las Vegas master association: about $459 a quarter, roughly $153 a month.
  3. The LID: a local improvement district bond on the property tax bill, billed twice a year. It averages about $85 to $87 a month but varies by lot size (Stark Team; Nevada Real Estate Group).

Together, that’s roughly $450 to $460 a month before property tax. The Sports Club, if you want it, is extra. Our Lake Las Vegas HOA and SID fees page shows how this stacks up in a full monthly budget.

Who Del Webb at Lake Las Vegas fits

Buyers 55 and older who want one level and a clubhouse. That’s the core of it.

Californians who want Lake Las Vegas without the stairs. Most of the other new homes under $650,000 here are two-story, like Verona. Lennar’s Lago Del Sol has single-story homes too, with no age requirement, starting in the mid $500,000s.

Retirees watching taxes. Nevada has no state income tax on pensions, IRA withdrawals or Social Security. California can still tax some income after you move, like the gain on selling your California house. Our Nevada vs California taxes guide walks through it, and a CPA should look at your situation.

Who it doesn’t fit: anyone who wants a big yard, a quick drive to the west side of the valley, or a busier social scene than a smaller clubhouse offers. For a much larger 55+ community, look at Sun City Summerlin, on the other side of the valley.
