The Paseos Summerlin

The Paseos Summerlin

One of the Summerlin villages where regular-priced homes still sell.

The Paseos is a village on the western edge of Summerlin, ZIP code 89138, started in 2003 and covering about 770 acres of single-family homes and townhomes near Red Rock Canyon. The single-family median ran about $879,000 in 2026 through mid-July, but townhomes here have listed from the mid-$400,000s. Owners pay the Summerlin West master fee ($69 a month in 2026) plus a sub-association.

Matt’s take on The Paseos and The Vistas: “Those are regular houses, they just have a little extra price on them because of the name.”

That’s fair. Here’s what the name costs, and where there’s still room under $600,000.

About The Paseos

The village takes its name from the paseos, the walking paths that run through it. Seven national builders went to work here starting in 2003, including KB Home, Lennar, Pulte, Ryland, Toll Brothers, William Lyon Homes and Woodside. Later sections came from builders like CalAtlantic.

The look is consistent: Spanish Hacienda and Mission styles, arches, courtyards, entry portals, tile roofs. There are about 28 named neighborhoods inside the village, including Altura, Andorra, Barcelona, Calavera, Capistrano, Delano, Escala, Santa Rosa, Santaluz and Serrano.

Home types run the whole range:

  • Townhomes, often two or three stories, some with rooftop decks.
  • Single-family production homes, one and two stories.
  • Semi-custom homes, averaging around 2,500 square feet in some sections.
  • Larger estates on bigger lots toward the top of the market.

Across the village, homes run from about 1,300 to 5,100 square feet, with two to six bedrooms.

The honest read: if you want a detached house in The Paseos for under $600,000, the pickings are slim. If a townhome works for you, The Paseos is one of the few ways to live on the Red Rock side of Summerlin at that price.

That’s why the eleven-sale median looks so high. A handful of big semi-custom and estate homes closed this year, and very few smaller ones did. Small villages swing.

HOA and association fees

Two layers, like most of Summerlin.

The master association. Sources place The Paseos in Summerlin West, which charges $69 a month in 2026, up $9 from 2025 (Las Vegas Review-Journal). About $37 of that goes to the Summerlin Council for parks, pools and community events.

The sub-association. Each neighborhood inside The Paseos has its own. One local source puts single-family sub-association fees at about $75 to $150 a month and townhomes at about $75 to $125. Gated sections sit higher.

At closing: expect a one-time capital contribution to the master association (about $444 to $456 depending on the region) and transfer fees.

Add it up before you compare a Paseos townhome with a house elsewhere. A $470,000 townhome with $200 a month in fees is a different monthly number than a $470,000 house in Mountain’s Edge with $100. Our What $500K Buys in Las Vegas guide runs those comparisons.

Parks and the paseo trails

This is where The Paseos earns some of that extra price.

  1. Fox Hill Park: 18 acres, opened in December 2017, with more than 20 play structures, a 32-foot climbing tower, a zip line and an 18-hole disc golf course.
  2. The Paseos Park: 12.5 acres, with junior soccer and tee-ball fields, a sand volleyball court, basketball, picnic pavilions and a water play area.
  3. The paseo trail system: walking paths that run the length of the village, about two miles of them.
  4. Red Rock Canyon: the western edge of The Paseos is about as close to the conservation area as Summerlin gets.

Golf nearby includes TPC Las Vegas and Red Rock Country Club. Downtown Summerlin is a short drive away.

Schools that serve The Paseos

Clark County School District zones by address. The schools that come up for The Paseos in the sources we checked:

  • Elementary: D’Vorre and Hal Ober Elementary is the name we see most.
  • Middle: Sig Rogich Middle School.
  • High: Palo Verde High School.

Check each address on CCSD’s zoning search and each school’s star rating on the Nevada Report Card. We’ll do both for any home you tour.

Getting around

From The Paseos to Roughly
The Strip About 12 miles east
Harry Reid International Airport About 15 miles
Downtown Summerlin A short drive
Red Rock Canyon Minutes west

Distances from lasvegasrealestate.org. Drive times off-peak.

The 215 is your main road out. If you’re flying often or working on the east side of the valley, factor in the drive. From the far west side, everything else in Las Vegas is a commute, just a much shorter one than you’re used to in California.

A Paseos townhome or a house somewhere else?

This is the real decision for most of our buyers who ask about The Paseos, so here it is side by side, using the numbers above.

About $500,000 in The Paseos gets you, based on recent listings, a townhome of roughly 1,400 to 1,800 square feet, likely two or three stories, possibly with a rooftop deck. You’re minutes from Red Rock, next to Fox Hill Park, with the Summerlin name on the address.

About $500,000 in Mountain’s Edge gets you, most of the time, a detached single-family house from the mid-2000s with a small backyard and combined HOA fees usually between $50 and $150 a month. The median there was about $469,500 in August 2026.

Neither is wrong. If you want a yard for a dog and a garage you don’t share a wall with, the house wins. If you’d rather lock the door, hike Red Rock on Saturday and let the association handle more of the outside (check the CC&Rs for exactly what), the townhome makes a lot of sense. We’ll show you both on the same trip if you want.

Before you buy in The Paseos

  1. Which neighborhood the home is in. Fees, gates and rules vary across the 28 neighborhoods.
  2. SID or LID on the tax bill. Some Summerlin villages carry these. Look at the county tax record, not just the listing.
  3. Stairs. Many townhomes here are two or three stories. Rooftop decks are nice. So is carrying groceries up one flight instead of two.
  4. Backyard direction and size. Western views of Red Rock are the draw. West-facing also means the July sun after 4 p.m.
  5. Solar, owned or leased. Ask for the paperwork.
  6. The street at 10 o’clock at night. Matt’s advice for every neighborhood, Summerlin included.

Nearby villages to compare

  • The Vistas: the village next door, built from 2000, with townhomes and a big community park.
  • Sun City Summerlin: the 55+ community, and the best shot at a detached Summerlin home under $500,000.
  • Summerlin under $600K: the whole master plan, with fees, prices and when Henderson fits better.
