Green Valley North
Where Green Valley began in the late 1970s.
Green Valley North is the original part of Henderson’s Green Valley, where American Nevada Corporation held the grand opening on October 24, 1978. It has the oldest homes in Green Valley, a median year built of 1990 on Homes.com, and the lowest prices: a median sale of about $425,000 in August 2026 (Redfin). Some older streets have no HOA, and the airport is about 5 miles away.
About Green Valley North
Before Summerlin, before Anthem, before anyone had heard of Inspirada, there was this. American Nevada, the Greenspun family’s development company, started planning Green Valley in 1973 and opened it in 1978, when there was almost nothing southeast of Henderson’s old town. Governor Mike O’Callaghan came to the grand opening.
That history shows up in the streets. The trees are the biggest in Henderson. The parks were finished before most of our California buyers were born. The houses are a mix of the late 1970s, the 1980s and the early 1990s, and plenty have been updated inside over the years.
Matt’s take on the whole area: “regular Green Valley all day long.” This is the most regular-priced part of it.

Sources: Redfin Green Valley North market page (August 2026); Homes.com Green Valley North guide (read September 2026). The Homes.com area is drawn larger than the original 1978 section, so its home ages skew a little newer.
For context, the Henderson single-family median was about $540,000 in July 2026 (Las Vegas Realtors MLS via Nevada Real Estate Group). Green Valley North sits more than $100,000 under that, which is the whole point of looking here.
Redfin rates it “somewhat competitive.” Homes sell for about 2% under list on average and take close to two months. If you’re coming from California with a pre-approval and a flexible closing date, you’re the buyer sellers here want to hear from.
Older homes, and the lots that come with them
Here’s the honest version.
The lots. Homes from the late 1970s and 1980s were often built on more generous lots than what production builders put down in the 2010s. Not every street, and not huge, but you’re more likely to find room for a pool and a patio here than in a new master plan.
The homes. Most are 35 to 45 years old. That’s fine. It also means you’re buying a house that has either been updated or is waiting to be. Price reflects which.
The trade-off. You won’t get an open-concept 2020 floor plan without paying for one. You will get shade, a shorter drive to the airport, and a price that’s hard to match in newer Henderson.
Pockets without an HOA
This is the question we get most about Green Valley North, and it’s the part of Green Valley most likely to have a yes.
Some of the oldest streets here were built without an association, or with one that has very limited rules. The rest of Green Valley North has neighborhood associations, and older Green Valley fees usually run about $50 to $150 a month (Real702, July 2026).
Valley-wide, Matt’s number is that “only about 15% of the neighborhoods out here aren’t HOA,” so no-HOA homes are a small slice of any search.
Before you set “no HOA” as a hard filter, hear Matt out: “Your neighbors might paint their house purple. Your neighbors might park in the front yard.” Some buyers hear that and still say no HOA. Some decide a $60 fee is worth it. Either answer is fine. Our Las Vegas HOA fees guide lays out the full picture.
Taxes and city services
Green Valley North is in the City of Henderson. The Clark County Treasurer lists Henderson’s rate at $2.9613 per $100 of assessed value for fiscal 2026-27, applied to 35% of the county’s taxable value. On a 1980s home, taxable value is usually far below the sale price, because the county depreciates the building. On a primary home, the bill can’t go up more than 3% a year once you return the Assessor’s postcard.
Water and sewer come from the City of Henderson. Police and fire are Henderson PD and Henderson Fire. Trash is Republic Services.

What to check on a Green Valley North home
- Air conditioning and heating. Ask for install dates. Anything original is long past due.
- The roof. Tile, shingle or flat sections each age differently. The underlayment under tile is the usual big-ticket item at this age.
- Plumbing. Ask what the supply lines are and whether the house has been repiped.
- Electrical panel. Older panels are worth a look from the inspector.
- The pool. Surface, pump and heater.
- Windows. Original aluminum windows make July expensive. Ask for a year of NV Energy bills.
- Additions. Patio covers, converted garages and room additions should have City of Henderson permits.
You can join the inspection on video from California. And Matt’s advice, same as everywhere: drive the street at 10 o’clock at night.
Nearby neighborhoods to compare
- Green Valley South: mid-1980s on, with Legacy Golf Club and plenty of homes under $500,000.
- Green Valley Ranch: 1994 on, next to The District, and priced higher.
