Green Valley
Henderson's original master plan, with mature trees and older homes.
Green Valley is Henderson’s original master-planned community. American Nevada Corporation held its grand opening on October 24, 1978, and it has grown to about 8,400 acres in three main sections: Green Valley North, Green Valley South and Green Valley Ranch. In August 2026, median sale prices ran about $425,000 in the North, $436,000 in the South and $600,000 in Green Valley Ranch (Redfin).
It’s all inside the City of Henderson, it’s close to the 215, and Matt has sold a lot of it.
Why Green Valley is still on our list
For about 20 years, if you moved to Las Vegas from somewhere else, you’d heard of two places. “Everybody focused on Green Valley and Summerlin,” Matt says. “I’ve sold a ton of Green Valley and a ton of Summerlin.”
Then the newer master plans went in farther south. Matt’s read on it: “The people with money started moving south of Green Valley, but Green Valley’s still pretty awesome, especially over by Green Valley Ranch.”
That shift is good news for you. The trees are grown in. The parks were finished decades ago. The shopping is already built, and the homes cost less than a lot of what went up after them. There are a few neighborhoods in and around Green Valley that are priced for a different buyer, and we’re not chasing those. For everything else, Matt’s words: “regular Green Valley all day long.”
The three Green Valleys
People say “Green Valley” and mean different things. On the MLS and on the ground, it breaks into three areas with different ages, prices and HOA setups.
| Green Valley North | Green Valley South | Green Valley Ranch | |
|---|---|---|---|
| Building started | 1978 | About 1985 | 1994 |
| Median year built | 1990 | 1993 | 1998 |
| Median sale price (Aug 2026) | About $424,800 | About $435,900 | About $599,700 |
| Change from a year earlier | Down about 5% | Down about 17% | Up about 4% |
| Median days on market | 57 | 54 | 43 |
| What you’ll notice first | Big trees, older homes, some very large parks | Legacy Golf Club, family streets, a mix of ages | The District, the resort, newer 1990s and 2000s homes |
Sources: Redfin neighborhood market pages (August 2026); Homes.com neighborhood guides (median year built); Wikipedia history of Green Valley (build start dates). Neighborhood boundaries differ a little between sites, so these numbers are a guide, not gospel.
Our guide to each one:
- Green Valley North: where it began in 1978. The oldest homes and the lowest prices of the three, close to Sunset Road and the Galleria.
- Green Valley South: mid-1980s and later, with Legacy Golf Club running through it and a lot of homes still under $500,000.
- Green Valley Ranch: started in 1994 next to the 215, with The District and the Green Valley Ranch resort as its front porch.
That 17% drop in the South looks scary. It’s a small number of sales in one month, and one or two bigger homes selling the year before moves a median a lot. We’d read it as “prices are soft right now,” which is a buyer’s word, not a warning.

The two Henderson figures don’t agree because they measure different things. One is single-family homes only. The other counts condos and townhomes too. Either way, most of Green Valley sits at or below the Henderson median, which is the opposite of what people expect from the name.
In plain terms for a California buyer: with $450,000 you’re looking at a 1980s or 1990s single-family home in the North or South, or a townhome in Green Valley Ranch. With $550,000 to $600,000 you’re into Green Valley Ranch single-family homes. When you tell someone from Orange County that, you get the look Matt describes: “When you tell them, hey, this house is $450, they’re like, oh my God.”
HOA fees, and the pockets without one
“I don’t want an HOA. No HOA.” We hear that from almost every Californian. Here’s the honest answer for Green Valley.
Most of Green Valley has one. It was planned in the 1970s with architecture rules written into the original plan, and neighborhoods kept their own associations as they were built. Dues are set neighborhood by neighborhood, not by one big master association for all of Green Valley.
Older Green Valley usually runs about $50 to $150 a month. Homes near the Green Valley Ranch resort can run $150 to $300 (Real702, July 2026). In Green Valley Ranch itself, one 2026 agent survey put the master association at about $30 to $50 a month, plus $60 to $110 if the neighborhood has its own sub-association.
Some older streets have no HOA at all. They’re mostly in the earliest sections, and they come up for sale less often than you’d like. Valley-wide, Matt’s number is that “only about 15% of the neighborhoods out here aren’t HOA,” so if no-HOA is a must, Green Valley North is one of the better places to start looking.
Before you fall in love with a no-HOA street, hear Matt’s standard speech: “Your neighbors might paint their house purple. Your neighbors might park in the front yard.” An HOA letter about your trash can feels different once you’ve seen the alternative next door.
How the fees work across the valley, including what master and sub-associations cover, is in our Las Vegas HOA fees guide.
City of Henderson services and property taxes
Green Valley is inside the City of Henderson, not unincorporated Clark County. That changes who you call for what.
- Water and sewer: the City of Henderson’s Department of Utility Services. Not the Las Vegas Valley Water District.
- Power: NV Energy. Gas: Southwest Gas. Trash: Republic Services.
- Police and fire: Henderson Police Department and Henderson Fire Department. If you want to look at crime data for a specific street, Henderson PD publishes its own maps and reports. We’ll point you to them, but we don’t characterize neighborhoods.
- Parks and rec: City of Henderson Parks and Recreation runs the parks and the Henderson Multigenerational Center on Green Valley Parkway.
Property tax. The Clark County Treasurer lists the City of Henderson rate (district 500) at $2.9613 per $100 of assessed value for fiscal 2026-27. Assessed value is 35% of the county’s taxable value, and taxable value is usually well under market price. Here’s a made-up example to show the math: if the county puts a home’s taxable value at $300,000, the assessed value is $105,000, and the yearly bill is about $3,110. Your real number depends on the house, so we pull the actual tax bill for anything you’re serious about.
If it’s your primary home, Nevada caps the increase on your tax bill at 3% a year. You have to return the Assessor’s postcard after closing to keep that cap. Most Green Valley resales are old enough that new-construction LID or SID assessments aren’t a factor, but we check every title report anyway. More on the tax side in our Nevada vs California taxes guide.
We’re Realtors, not accountants. For your own tax situation, talk to a CPA.
Schools that serve Green Valley
Clark County School District zones by address, and Green Valley is big enough to feed a long list of schools. These serve parts of Green Valley:
| Level | Schools |
|---|---|
| Elementary | John C. Vanderburg, Neil C. Twitchell, Nate Mack, Selma F. Bartlett, James Gibson, David M. Cox, Aggie Roberts, Estes M. McDoniel, Glen C. Taylor, Harriet A. Treem |
| Middle | Barbara and Hank Greenspun Junior High, Bob Miller Middle School |
| High | Green Valley High School, Coronado High School, Silverado High School |
Check the specific address on CCSD’s zoning search and the school’s current star rating on the Nevada Report Card. We do both for every house you tour.
Where people eat, shop and hang out
Green Valley has the valley’s first real mixed-use center and one of its oldest malls. You won’t be driving across town for errands.
- The District at Green Valley Ranch: American Nevada opened it in April 2004 at the 215 and Green Valley Parkway, with shops on the ground floor and condos above. Whole Foods and Lucille’s Smokehouse Bar-B-Que have been there since the early years, and Echo & Rig is there too. It’s walkable, which is rarer here than you’d think.
- Green Valley Ranch Resort: the hotel-casino next door, opened in December 2001, with restaurants, a spa and a pool. A walkway connects it to The District.
- Mershops Galleria at Sunset: the mall on West Sunset Road, open since February 1996, with Dillard’s, JCPenney, Kohl’s, Macy’s and Dick’s Sporting Goods. It’s being renovated for its 30th year.
- Green Valley Plaza: Trader Joe’s and Mothership Coffee.
- Green Valley Town Center: Barley Casino & Brewing Co. and Top Sushi & Oyster.
- PT’s Brewing, Settebello and Partage: three names locals mention when you ask where to eat nearby.
Parks and trails
This is where a 1978 master plan pays off. The parks were built early and the trees had 40 years to grow.
- Paseo Verde Park and Discovery Park, both on Paseo Verde Parkway in Green Valley Ranch. Discovery Park has the dog park and a BMX track.
- Cornerstone Park on Wigwam Parkway, with a pond and walking paths.
- Silver Springs Park in Green Valley North, with tennis courts and trails.
- Sunset Park, the big Clark County park on Sunset Road just west of Green Valley, about 324 acres with ballfields and pickleball.
- The Henderson Multigenerational Center on Green Valley Parkway, with indoor and outdoor pools and a climbing wall.
Henderson counts more than 300 miles of trails citywide, and several of them run right through Green Valley.
Getting around
| From Green Valley to | Roughly |
|---|---|
| Harry Reid International Airport | 5 to 10 miles, about 15 to 20 minutes |
| The Strip | 11 to 17 miles, about 20 to 30 minutes |
| Downtown Henderson (Water Street) | About 6 miles |
| The 215 | Runs right through it |
Distances from Homes.com neighborhood guides; drive times from Real702 (off-peak). Rush hour on Green Valley Parkway and Stephanie is its own experience.
Green Valley has the easiest airport run in Henderson. If you’re flying back to California twice a month while you sell your old house, that matters more than granite.
What to check on an older Green Valley home
A lot of Green Valley is 30 to 45 years old. That’s not a reason to skip it. It’s a reason to inspect well.
- The air conditioner and furnace. Ask for install dates. Many original systems have been replaced once or twice by now.
- The roof. Concrete tile lasts a long time. The underlayment under it doesn’t, and on homes this age it may be due.
- The pool. Pumps, heaters and plaster all have a lifespan. Get the pool looked at separately if the inspector doesn’t cover it.
- Plumbing and the water heater. Hard water here is rough on both.
- Windows. Older single-pane windows make a July power bill worse.
- Additions and patio covers. Ask whether they were permitted with the City of Henderson.
And Matt’s advice for every neighborhood, every buyer: drive the street at 10 o’clock at night before you buy.
Green Valley or newer Henderson?
If you want a newer house, Henderson has plenty: Inspirada, Cadence and Anthem are all covered on our Henderson page. They come with newer floor plans, smaller trees and, in some cases, LID assessments on top of the HOA.
Green Valley is the swap the other way: an older house, mature shade, finished parks and shopping, and usually a lower price. If you’re comparing against southwest Las Vegas, our Mountain’s Edge guide is the one to read next. Newer homes there, smaller yards, and a longer drive to the airport.

Frequently asked questions about Green Valley
Is Green Valley NV a good place to live?
For most of the buyers we work with, yes. Green Valley is Henderson’s first master plan, opened in 1978, with mature trees, finished parks, The District at Green Valley Ranch and quick access to the 215 and the airport. The trade-off is age: many homes are 30 to 45 years old and need a careful inspection.
What is the difference between Green Valley and Green Valley Ranch?
Green Valley Ranch is the newest section of Green Valley. Building there started in 1994, while Green Valley North dates to 1978 and Green Valley South to about 1985. Green Valley Ranch sits next to The District and the resort, and its median sale price was about $600,000 in August 2026, versus about $425,000 to $436,000 in the older sections.
Are there homes without an HOA in Green Valley?
Yes, a few. Most Green Valley neighborhoods have an HOA, but some of the oldest streets, mostly in Green Valley North, don’t. They don’t come up often. Valley-wide, only about 15% of neighborhoods have no HOA, so we set up a search that flags them the day they list.
What is the property tax rate in Green Valley Henderson?
Green Valley is in the City of Henderson, where the Clark County Treasurer lists a rate of $2.9613 per $100 of assessed value for fiscal 2026-27. Assessed value is 35% of taxable value, which is usually below market price. Nevada caps yearly increases at 3% on a primary residence.
How far is Green Valley from the Strip and the airport?
Harry Reid International Airport is about 5 to 10 miles away, or roughly 15 to 20 minutes outside rush hour. The Strip is about 11 to 17 miles, or 20 to 30 minutes, depending on which part of Green Valley you start from. The 215 runs through the middle of it.
Is Green Valley in Henderson or Las Vegas?
Green Valley is in the City of Henderson. That means Henderson police and fire, City of Henderson water and sewer, and the Henderson property tax rate. Your mailing address will say Henderson, and the ZIP codes are mostly 89014, 89074, 89012 and part of 89052.
