Matt Doolin

Matt Doolin is a REALTOR with Lyons Share Real Estate (Nevada license S.0059007) and one half of the Cali to Vegas Buyers Team. He’s been licensed in Nevada since 2003 and has represented buyers and sellers across the Las Vegas Valley for over 20 years. Most of his business has come through referrals and from working on several different buyer’s teams. He currently works with buyers moving here from California.

About 20 years in the valley

Matt has been selling here long enough to remember when out-of-town buyers had heard of exactly two places. “Going back 20 years, when people came from out of town, they’d heard of Green Valley and Summerlin,” he says. “So everybody focused on Green Valley and Summerlin.”

He’s sold plenty in both. “I’ve sold a ton of Green Valley and a ton of Summerlin.” But the years after 2007 are what gave him the whole map. When the market collapsed, he worked at a company with hundreds of Fannie Mae listings and sold them all over the valley. His summary: “I sold from Logandale to Boulder City, wherever whatever.”

That’s the practical value of an agent with that kind of history. You can ask him about a street in Green Valley, a block in Boulder City or a subdivision off Blue Diamond, and there’s a decent chance he’s already been inside a house on it.

Most of his business for the past 20 years came from past clients sending him their friends and family. The California affordability problem has pushed Matt to market to Californians moving to the Las Vegas Valley.

Why Matt works with regular buyers

“We’re regular people,” Matt says, “and I deal with regular people a lot better.” He’d rather help what he calls the 80% than market to the top of the spectrum. He keeps much busier that way.

Lately a lot of those regular buyers are Californians. “When you tell them, hey, this house is $500K, they’re like, oh my God, I couldn’t imagine what this would cost in L.A.” His answer: “That’s easy. Just double it.”

Mountain’s Edge

Mountain’s Edge is the master-planned community in southwest Las Vegas, and it’s the place Matt knows street by street.

He’s also noticed something about it that most agents haven’t. Not many agents are promoting Mountain’s Edge. It used to be hard to get to. Not anymore: “Now Cactus goes all the way through from Fort Apache all the way to Green Valley.”

If you’re looking there, you get an agent who can tell you which parks your kids will actually walk to, which way the backyards face, and which streets back up to a busy road. He can walk a house with you on video while you’re still in California.

What he tells every buyer

Matt has a few habits every client hears about.

Drive the street at 10 o’clock at night. Before you buy, go see the block after dark. You learn things a listing will never tell you.

Think about the HOA before you rule it out. Californians tell him “I don’t want an HOA. No HOA” all the time. His answer: “Only about 15% of the neighborhoods out here aren’t HOA.” And the trade-off is real: “Your neighbors might paint their house purple. Don’t pay for the name. On some Summerlin villages, like The Vistas and The Paseos, his take is blunt: “Those are regular houses, they just have a little extra price on them because of the name.”

Off the clock

Matt is a father, a grandfather, a veteran, and a huge sports fan. He has a self-proclaimed “picture perfect jump shot,” even though he doesn’t display it quite as often as he used to. On his days off he enjoys four-wheeling, hiking the mountains, and sailing or pontooning at Lake Mead. In the winter he enjoys snow skiing and snowmobiling. He enjoys drinking beers with his friends all year long.
